Terms and Conditions

1 Introduction
These Terms and Conditions ("Terms") govern your use of the Rental App and Platform ("we", "us", "our"), a property rental marketplace operating in accordance with the Rent Act of Ghana (1963, Act 220), the Rent Control Law (PNDCL 138), and other applicable Ghanaian laws. By accessing or using our website or mobile application, you agree to comply with and be bound by these Terms.
2 Account Registration
To use our services, users must create an account with accurate and complete information. Users are responsible for maintaining the confidentiality of their login credentials. We reserve the right to suspend or delete accounts that violate these terms or are found to be fraudulent.
3 Tenant Responsibilities
Tenants agree to provide truthful information when booking a room, pay the required deposit or rent amount, and follow the platform's guidelines for inspection and payments. Tenants must not misuse the platform or misrepresent their intentions. Tenants agree to comply with all applicable Rent Control guidelines including payment timelines and conduct in rented premises.
4 Landlord Responsibilities
Landlords are responsible for uploading accurate property listings and ensuring properties meet acceptable living standards as per Rent Control Department regulations. Misrepresentation of listings, overcharging, or discriminatory practices are strictly prohibited. Landlords agree to honor inspection requests and finalize agreements within platform timelines.
5 Security Deposit and Payment
Tenants are required to pay a 50% security deposit to reserve a room. The room will be reserved for inspection (virtual or physical). If the tenant is satisfied post-inspection, the remaining payment must be made within 24 hours. If unsatisfied, the deposit is refundable minus 5% administrative fee. Refunds are processed within 5 working days. This model aligns with Ghana's Rent Control recommendations for advance payment and legal rent collection practices.
6 Cancellation and Refund Policy
Refunds for unsatisfactory inspection results will be honored with a 5% deduction for administrative costs. No refunds will be processed for no-shows or cancellations after inspection confirmation. Any disputes may be directed to Rent Control for arbitration.
7 Dispute Resolution
In case of disputes between tenants and landlords, our platform will first attempt internal mediation. If unresolved, cases may be referred to the Rent Control Department Ghana for legal resolution under Act 220 and PNDCL 138.
8 Platform Fees and Agent Commission
The platform may charge fees for featured listings or promotional services, which are visible during the posting and booking process. In accordance with Ghana's Rent Control laws, agent commissions must not exceed 5% of the total annual rent and must be paid by the landlord, not the tenant. Any commission or booking fees collected will strictly adhere to the legal guidelines set by the Rent Control Department of Ghana.
9 Code of Conduct
All users must behave respectfully and lawfully. Abuse, threats, fraud, or illegal behavior will result in account termination. Repeat offenders may be reported to appropriate legal authorities.
10 Limitation of Liability
We are not liable for damages arising from interactions between tenants and landlords outside of our platform, nor do we guarantee the conditions of third-party properties. Our responsibility is limited to managing verified listings and payment systems within the platform.
11 Updates to Terms
We may update these Terms periodically. Continued use of the platform after changes implies acceptance of the updated Terms. Users will be notified of major changes via email or dashboard notification.
By using our platform, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions.
